The site is in a transitional zoning area with newer mixed use 15- and 6-storey high developments to the north and west across Westminster Highway and Cooney Road, older three-storey apartments on one story exposed on-grade parking garage to the east along Westminster Highway, and older single family residences and three-storey townhouses to the south along Cooney Road.

The 10-storey terraced residential development responds to its site context by stepping from the high point at the northern corner down to the south, thereby taking advantage of the sun and providing private landscaped roof terraces for the residents. The parking garage is located in the middle of the site and is concealed from the public streets by the residential components of the building. Along both Westminster Highway and Cooney Road are raised garden patio units with front doors and front stoops located along the street. An interesting material mix is provided on the façade, including a traditional application of dark brick on the lower portion along Westminster Highway and aluminum panel cladding and large glazing, highlighting the corner.
